Today we’d like to introduce you to Juan Pablo.
Juan, can you briefly walk us through your story – how you started and how you got to where you are today.
While working for the government, I was extremely ambitious to obtain greater results within my department. So, I created a contest for my staff promising them lunch for the winner, for the one who gets the most work done in a week. The results of the contest was amazing; my team’s performance skyrocketed!
Unfortunately, I was called into my supervisor’s office and was reprimanded for incentivising my staff with monetary value (free lunch). My supervisor wrote me up and advised, “Maybe the government isn’t for you.” As a result of that reprimand, I decided to stop treating real estate investing as a hobby and instead operate it like a part-time job. In addition, I post-dated my resignation letter for four years later. I worked hard in my spare time to obtain passive income from real estate. March 2014, I submitted that same resignation letter to my employer.
After resigning from the government, some of my friends would grab lunch with me often and would bring a pen and pad to ask me questions such as, “How were you able to buy multifamily properties?” “How were you able to repair your credit,” and “How were you able to buy real estate out of state and manage it?”
I took all of their questions and created an eBook. Later, many of my fellow real estate networking colleagues were asking me similar questions. Then, I started to record videos for YouTube using my mobile phone to help educate those looking for real estate, funding and personal financing content. In addition, I wrote a book, “Quit Your Day Job”, to outline how anyone can replicate a similar path I took towards financial freedom. In a short matter of time, I had a blog that ended up turning into a business called 100 Percent Financed where we provide real estate investors with services (credit repair, funding, education, and real estate properties) on how they too can Quit Their Day job.
Has it been a smooth road?
The road to financial freedom is seldom smooth. Just as with any road trip, you’ll always face roadblocks and may have to take detours to get towards your financial destination. Starting out, I had bad credit and many of the mortgage companies and business funding companies that I applied for credit with, wouldn’t touch me with a ten foot pool. I realized I had to slow down and figure out how to fix my credit. Then, I became aware of buying properties in the tri-state area can be expensive, so I had to explore more affordable markets that were also safe with decent returns.
After finding a profitable market in Pittsburgh, PA, I had to learn how to manage these properties from afar. As a result of all of these situations I encountered, I ended up learning how to fix credit, obtain mortgage and business funding, how to locate cashflowing rental properties as well as how to manage them. I then created business models around each one of these services.
So let’s switch gears a bit and go into the 100 Percent Financed story. Tell us more about the business.

How do you think the industry will change over the next decade?
I see the real estate industry going through another recession. If prepared, this can be sweet music to our ears. I got started in real estate after the 2007 recession and I was able to buy properties at a discount with low interest rates. It was a perfect storm. Real estate investors should make preparations now to be educated, have good credit, as well as access to capital so they can acquire these properties while they are on sale.
