

Today we’d like to introduce you to Cassidy Cain.
So, before we jump into specific questions about the business, why don’t you give us some details about you and your story.
I started in the mortgage industry three years ago. Prior to that, I was a Naturalist at Amicalola State Park and was interested in buying a Gas Station near there. The gas station did not work out, but the experience led me to my current career. I started as an assistant, learning the ropes. I took the state licensing test on my 26th birthday and passed. My first year in the business I received the Rising Star Award from the Mortgage Bankers Association of Georgia. My second year I received the Gold Award for closing 17 million. My third year I was one of the 71 Mortgage Lenders to receive the Platinum Award for closing over 25 million in loan volume. That year I helped over 100 families achieve the American Dream of home ownership! I am a 100% referral based, creative lender who is able to see each loan for its unique qualities and find the best program for my clients’ needs. I understand that most of my clients work a 9 to 5, so I make a point of being available to help evenings and weekends. I am passionate about what I do because I feel that everyone deserves the ability to own their own home. Buying a home is the biggest investment you make, until you buy a bigger one. My motto is, “Let’s make this experience as painless as possible”. I do this by explaining the process in a way that people understand; making sure my clients understand what it will cost and that they are comfortable with the payment. I think that information is the key to comfort in making a financial decision. I feel honored and blessed that I have been able to help so many families achieve their goal and look forward to continuing to help many more in the future.
We’re always bombarded by how great it is to pursue your passion, etc – but we’ve spoken with enough people to know that it’s not always easy. Overall, would you say things have been easy for you?
Yes and no. I have achieved a level of production that I did not even know was possible in a very short period of time. However, I am a woman in a male-dominated industry and that created challenges for me. I had some people say or do very inappropriate things over my short time in this career. I did not receive the level of support that I would have expected when calling these people out for their behavior. I could have let these events alter the path of my career but I did not. Instead, I used these events to motivate me to be better than the people who thought I was less than. I now use that strength to stand up when I see injustices. When I started, I was one of 2 female loan officers in my office. I am proud that my office is now majority female and we are all crushing it. We lift each other up and support one another on a daily basis.
Another obstacle I have had to overcome is having Dyslexia. I have had people from the beginning say that this would prevent me from success in this career and other pursuits. I have never let it stop me from doing anything. Everyone has something that makes life a little harder. But it is all about how you see it. I personally think my Dyslexia is why I am so good at my job. I have learned how to apply knowledge as I learn it, since it is harder for me to go back and read the guideline. I am blessed to have a boss that believes in me and has worked with me. For example, when learning new guidelines, I call my boss and we talk through the actual application of the guideline and then I am able to remember it and its intention from that day on. This gives me a working knowledge of loans that I can use and apply every day.

We at US Mortgage do all types of Home Mortgage Loans. I do Conventional, FHA, USDA, VA, and Jumbo loans. I have also found a few niche markets. Since I am young, I work with many first time home buyers. I think they like working with me because I was a first-time home buyer not too long ago. Therefore, I understand and relate to a lot of their struggles and concerns.
I also specialize in Renovation Loans. From the start of my career, I thought these were extremely valuable. There is no more land being made and people want homes without a ton of problems. They also want updated homes without paying an arm and a leg. I like to say that with a Renovation Loan you can have “Champagne taste on a beer budget”. You can do almost anything with these loans. For example, on the FHA 203k you can replace the roof, rewire the house, add new square footage, add a second floor, redo the kitchen, and much more. Best of all you can put as little as 3.5% down with a 580 credit score. If you qualify for the Conventional Home Style loan you can do all the same things as the FHA option plus a little more, such as put in a fence or do tree removal. This program has 3% down options when paired with Home Possible, or 5% options. You can even use the conventional option on investment properties, but you will need 20% down for that product.
I also found a niche market with people who work in the film industry. When I first started as a Mortgage Lender, I saw a great need for this in Georgia. The film industry was taking off in Atlanta and the people moving here wanted to buy homes. They had multiple W2s, because they received one from each project they worked on and this caused their income look inconsistent and variable. I worked with the head of my underwriting department and Fannie Mae to find a solution for people who were members of Unions to be able to buy homes without hassle. They share my information among their coworkers because they are glad to have a Mortgage Lender who understands them.
So, what’s next? Any big plans?
I am looking to grow my team so I can help more families achieve home ownership. To do this, I am looking to add another assistant to my team. I would like to give an opportunity for someone to learn directly from me, so that they can one day be a successful mortgage lender. This industry is easy to gain access to. New talent is seen as competition, which is why the majority of lenders are 40+. I feel that there is a lack of quality training available, which is why a new lender needs to find a mentor that really cares about their success. I would like to help more people bridge the gap by offering them tools, support, and one-on-one mentoring so they have the best chance at success.
