Hi Sheree, thanks for joining us today. We’d love for you to start by introducing yourself.
I started investing in real estate in 2020 when I bought my first investment property, a three-bedroom townhome in South Fulton. Due to the pandemic, my full-time job had completely slowed down and I found myself in space of needing more residual income. I was introduced to making money on Airbnb (a vacation rental company) from my father, Ron Oats, who rented his house out on a short-term basis with Airbnb when he traveled for work. I was impressed by how easy it was for him (he’s not very tech-savvy) to host on Airbnb right from his phone. When my father retired, he sold his home, and I was able to take all his furniture shortly after I had closed on my second property. My plan was to use this investment property for Airbnb. I saved a lot of money by not having to buy furniture for this property.
I was extremely nervous about starting my Airbnb business, in the middle of the pandemic when people were not really traveling—so I thought. Within the first week of listing my home on Airbnb that July, I had bookings that filled up all my weekends that month. The first two reservations covered my mortgage and utilities, everything else was profit.
Within a few months of hosting on Airbnb and making a good profit (averaging around 3k a month), I decided to do rental arbitrage—renting out a long-term rental on a short-term basis with a studio apartment. This listing was in the city and did very well. It did so well that I got another studio apartment a few short months after. According to Airbnb, in a year and a half of hosting, I made $96,000 and became a Super Host.
Now I use my experience, and knowledge of the hotel industry to teach others how to start their own Airbnb business. I offer consultations that walk individuals from start to finish on how to run a successful Airbnb business.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
I had many ups and downs when I first started my Airbnb business. Although the money was good, my first couple of guests left my place in not so please conditions. It was very frustrating for me to see how people would leave my brand-new home. Trashed. I didn’t know many peers also hosting on Airbnb that I could connect with for advice so I found myself relying on YouTube university to learn what I should and should not be doing as a host. However, experience has been the best teacher. I started to learn and create systems, house rules, and templates, which allowed me to raise my prices, automate my business and in return get better quality guests.
