Rising Stars: Meet Brett Smith

Today we’d like to introduce you to Brett Smith.

Brett, we appreciate you taking the time to share your story with us today. Where does your story begin?
I’ve had a passion for real estate/ architecture/ design my entire life! In middle and high school, my favorite read was the local broker’s monthly publication that showcased the new and active listings in the county that I grew up. I went to college and ultimately law school, where I maintained a focus on real estate, contracts and business organizations. During law school, I interned with several firms that specialized in a variety of practice areas, but I always found myself being drawn back to my passion of real estate. It was no coincidence that the first job offer that I accepted out of law school was with a residential and commercial real estate developer. I had the opportunity to refine my negotiation skills while acquiring new properties associated with residential development, oversee contractors turning undeveloped land into very desirable homesites, and manage homeowners’ associations in their annual budgets, activities and enforcement of covenants.

Shortly after, I decided it was time to “carpe diem!”. I took my real estate exam and passed on my first attempt. Since passing my exam, I joined Realty One Group and have not looked back. I live my childhood dream every day by serving my neighbors, friends and community members as they become first-time homebuyers, grow wealth through sound investments, design dream homes, grow their families and upgrade homes, downsize as empty-nestors, and I have the opportunity and privilege to reinvest in the community that I love to call home.

We all face challenges, but looking back would you describe it as a relatively smooth road?
It has definitely not been a smooth road. My mother taught me at a young age, “If you want it bad enough, you fight for it to get it”. In my own journey, I have found this to be true. After not passing the Bar Exam on my first attempt, I had to “fight” to become respected in my profession. Again after entering the real estate profession at the peak of the market, I’ve had to “fight” to earn clients and listings. I’ve had to “fight” to craft creative and strong offers to get them accepted for my buyer-clients. This “fight” takes someone that is ethical and someone with grit… someone that is not afraid to roll their sleeves up and get dirty. I have a pair of rubber boots that I carry in my car every day because I will be the agent that treks through the woods for site walks on a new construction. I will be the buyer’s agent that pushes back on an aggressive seller during negotiations. I am the agent that challenges low appraisals. I am the agent that sends letters to unlisted properties to create opportunites for my buyers, I am the agent that provides complementary professional photos and staging to my clients to ensure maximum exposure on the market and ultimately the highest sales price. I fight for my clients every day.

Can you tell our readers more about what you do and what you think sets you apart from others?
I specialize in residential real estate in North Metro Atlanta. My legal education enables me to read, interpret, explain and negotiate complex real estate transactions. I am an expert on HOA covenants and the authority that they have on a property. I enjoy the challenge of working with first-time home buyers. I am also well-equipped to serve high net worth individuals designing their dream homes and investors looking for their next income-producing property. I am a servant of my community and I welcome the opportunity to serve my clients with an exceptional experience, whether buying or selling!

Can you talk to us about how you think about risk?
The element of risk is scary but essential in any business venture. I equate risk to growth. Risks may not always equate to financial growth and have not always resulted in financial growth in my own business. However, I have always taken a valuable lesson from each risk I’ve taken, which ultimately grows my business to better serve my clients.
