Inspiring Conversations with Shermine Khakiani

Today we’d like to introduce you to Shermine Khakiani.

Hi Shermine, can you start by introducing yourself? We’d love to learn more about how you got to where you are today?
My story beings in India, also my birthplace. The only child to sweet young parents who were trying to figure life themselves. About the age of 6-7, my parents decided to move me to the United States and there we became an immigrant family. Starting fresh, language barriers, financial struggles and cultural shock. Too much of it all! Trying to survive, stabilize and settle was such a struggle for my family and I for several years, but then we knew we were home. Cut to early teenage years, saw some of my real-life nightmares there. My mother was brutally shot (Thank God is well, safe, healthy and alive today) and dad was ill with colon sickness also safe and healthy today! All the downfalls within a three years span. God’s test. Financial struggles had me doing three jobs at once and eventually at 22, I established my own business selling costume jewelry in the mall! From there, I just kept exploring all my options and ventured out.

Then, six years ago, I randomly thought of the idea of doing real estate sales. Was determined and ready, took my exam and got a license. First year, per usual, very slow and not very much motivation. Closed about two deals and that’s it. Second year, I changed things drastically. I went ALL IN! With time, energy, patience, marketing and truly endless hard work. Six years later, I’ve closed millions and millions in deals, over 250+ deals if not more, established a whole active clientele on purely referral basis, won top 1000 agents out of 1.6 million agents nationwide by RealTrends, top producing agent for Keller Williams Realty and Top producing in entire SouthEast Region, NAMAR Million Dollar Club 5x on a platinum level, over 25+ awards and enormous recognization just trying to make my way to the top!

I now own five companies that I run all by myself, one woman show here. I got into residential development about three and half years ago, and now build luxury homes for a living and have successfully completed over 20+ rehab residential projects around town. Alongside my Realtor business with Keller Williams Realty, an active staging company called Luxury Visions, recently soft launched my luxury makeup brand, Sheer Mi Beauty and slowly working on this fun swimwear line. If you may ask, How I find time? I have NO CLUE! I couldn’t tell you how many sleepless nights, parties, wine bottles, and tears I’ve given up, but I will tell you I never gave up hope, never gave up my faith in God, my faith in myself and the power of my mother’s prayer!

I truly have found myself on a stable path where there is peace and calm, finally. And I will tell you that it just doesn’t happen, there are countless struggles, depending on where you want to go, but hard work and persistence always wins. I truly believe everything you want is on the other side of most things you don’t really want to do. I did what I didn’t want to do for a while, to be able to do everything I enjoy doing today, and it got me here! 🙂

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
YES, YES, YES, YES AND YES! Find me someone who hasn’t struggled? In my case though, let’s just say I like to believe that I have covered every chapter of the struggle book, every topic and page. Nonstop struggles and they continue every day, but it’s all about perspective honestly, how you perceive, intake, contain, react and finally, what that struggle teaches you, is on you. A lot of who I am today comes from the experiences, lessons and teachings these struggles have constantly taught me.

Like I had mentioned, I am into EVERYTHING Real Estate, first and foremost. Top Producing agent in Georgia, SouthEast Region and Nationwide! I help my clients to buy, sell, invest and help them with passive income on both Residential and Commercial end. I am also licensed in Florida for Real Estate! Hand in hand to that, I have a staging company, where we stage vacant residential homes for sale with furnishings to make them look beautiful and sell faster! I offer this as a service to my clients and it’s enormously a helpful tactic to get these homes sold. In case you were wondering, my mother and I are designers and stagers :).

And to connect it all, I BUILD HOMES! It’s literally my passion. I enjoy and admire doing it. I love the aspect of dream homes, helping families into their first home, working with clients to plan ways of passive income in real estate and just simply everything about real estate period. I am currently building two luxury homes, one in Buckhead and one in Brookhaven, so watch out for those modern luxury homes to hit the market in the next couple of months!!

We’d love to hear about how you think about risk taking?
My entire life is RISK! LOL. Seriously, I deal with risk every. single. day. I am here for it head-on. No pain, no gain and quite frankly, not all losses are bad, some really mend you.

Here is my advice on it: If you are not risking, you are in your comfort zone and there, there is only one thing, comfort. And I promise you, I am not here to judge anyone who finds that enough, but I don’t! Honestly, I would find a risk-free life so boring… wouldn’t you agree? How do you grow if you don’t change? Growth requires risk. I cannot emphasize how much I live by this.
