Hi Lynette, so great to have you join us again. For folks who might have missed our earlier conversations, can you please take a minute to briefly introduce yourself?
Hi. I’m Lynette Guy, owner of Freedom finder Vacation Rentals. I own 2 vacation rental cabins in Helen, Georgia.

Besides cabin rentals, what other services does your business provide?
I also co-host for other vacation rental owners who don’t have time to oversee their own properties or just prefer to be more hands-off when it comes to the day-today details.

In addition, I am a licensed vacation rental stager. I help new and existing owners to optimize their homes and their Airbnb listings to stand out from the crowd and give them an edge over the competition.

How do your cabins differ from other cabins in the area?
The cabins themselves are definitely not cookie-cutter. I use unique furnishings and decor and provide one-of-a-kind amenities.

Freedom Finder has 2-person hammock known as “The Stargazer”. It has a large “bed” area to lay on and gaze at the stars. If it’s a cloudy night, there are string lights that create a magical atmosphere.

The kitchens are fully-stocked so if you want to prepare all your meals in the cabin, you have everything you need. I provide all the little things you may have forgotten and all the comforts of home.

Memory Maker cabin has several unique features. There’s a “secret garden” which is a peaceful garden area surrounded by mountain laurel. The mountain laurel is plentiful on the property and it has been used to create a pendant light fixture on the loft bedroom, as well as a wall of decorative birdhouses along one side of the cabin. There is also custom stone hardscaping that provides the perfect ambience for the fire pit.

I send each guest a digital guidebook. It’s super handy that they can access all the information about the cabin and recommendations for things to do right on their phone. It has pictures and videos to show them how to operate things around the cabin and the recommendations for things to do are all personalized. I visit restaurants, shops, hiking trails, and local activities so that I know first hand which places are the best.

My guests are always mentioning the attention to detail and thoughtful touches that they find throughout both cabins. I’m always accessible for any questions a guest may have and they are my priority.

What do you like best about being a vacation rental host?
I love being able to make my guests happy and helping them to create the lifelong memories from the time they spend at my cabins.

Is there anything different about booking through your website versus booking on Airbnb or VRBO?
Guests can save a lot of money by booking through my website instead of Airbnb or VRBO. Both of those platforms charge the guests and the hosts additional fees which add up quickly.

How does a co-host differ from a property manager?
When you have a co-host instead of a property manager, everything is completely transparent. The owner collects all the rental income instead of a property manager. At the end of the month, I send an invoice for my percentage. In that regard, they have complete control over the financial aspect of their listing. Most co-hosts also charge less than a property manager.

They also own their Airbnb or VRBO listing but if they have a property manager, the management company owns the listing. If the owner decides after a year that they would like to manage their listing themselves, they are able to keep all the great reviews that I racked up over the past year, but if they have been with a management company, they will have to start all over again from scratch.

As a co-host, I treat those properties just like my own and give them more personalized attention than a manager. I hand-write cards for all of my own guests and I do the same for my co-hosting clients. When a guest relays that they’ll be celebrating a birthday or anniversary, I go the extra mile to ensure that it’s a special occasion. do quality control checks to ensure that housekeeping hasn’t missed anything. I help them get their listing ready and make sure everything is in place when the photographer comes to take their listing pictures. As a co-host, I am hands-on and fully available.

Do you do remote staging for vacation rentals?
Yes, I am able to remote staging services. By consulting with the homeowner and looking at their existing listing or pictures, I can remotely stage a vacation rental.
