

Today, we’d like to introduce you to Haven Fogarty. Haven was introduced to us by the brilliant and talented Aaron Washington.
Haven, can you walk us through your story – how you started and how you got to where you are today.
In 2014 I found myself a single mom of 4 trying to figure out a career that would allow me the flexibility to be available for my children, but also make a living to provide for them, this led me to Real Estate. I had some background in renovating and flipping houses with my ex husband in an area of Charlotte, NC that was changing quickly, and I thought I could possibly put that to use, but I wasn’t quite sure how. I decided to get my real estate license and quickly realized that this market was over saturated with realtors and I found it difficult to really get my footing, a friend recommended that I start going to investor meet up groups since I had some experience with that and so that is what I did, not really knowing if it would lead anywhere. At these meetups I had the opportunity to network and learn more about the investor world, and more specifically wholsaling, and I started to learn everything I could about the process. I began researching and finding distressed properties and buying them and selling them to investors off market. I liked knowing that I was able to help the sellers get out of a situation they needed to get out of, and it also helped me earn an income on my own. This process was good and seemed to be a niche that suited me better than traditional brokerage, although I still did some of that from time to time, but it wasn’t the majority of what I did. When Covid hit it really slowed down my business and it was difficult for me to get the momentum going again by myself. I really felt that I needed a partner and I have been burned so many times in this business that I am very careful about who I will work with. I network a lot on social media for real estate and came across a post looking for a Realtor to assist with the listing of a property here in NC. I was skeptical, typically these end up being a situation where I waste a good deal of time and gas money and then have nothing to show for it in the end, so I was treading lightly. I spoke with Aaron Washington with Rosem Capital on the phone and one of the things that struck me immediately was that he offered to pay me for my time to drive out to the property to look at it if it ended up not being a good deal for him. I thought, well this doesn’t seem like someone who is trying to take advantage of my time, so I will give it a shot. After continuing on with that deal and on to another one I gained a great deal of respect for Aaron and the way he runs his business and decided I would rather work for him than for myself. I am not an employee of Rosem, but I work the Charlotte and surrounding areas territory of Rosem Capital. I get the opportunity to meet with different people every week and see how we are able to help them, and I feel like it suits me well.
Let’s talk about your work and career – what else should we know?
A lot of what I do revolves around building relationships with people, and often times those people are going through difficult times, what sets me apart from others is being able to be empathetic and compassionate, and just showing genuine kindness and concern. Too often in the industry I’m in I see folks in unfortunate situations that have been taken advantage of, and sadly that gives many of us who are out here trying to do the right thing a bad wrap. What I love most about what I do is that every day is different. There is a new challenge, a new opportunity, a new potential repeat client waiting right around the corner.

I first met Aaron with Rosem Capital Real Estate through social media. I use several real estate investment groups to network and came across a post he posted looking for assistance with a property in NC. I responded to it, but I had my doubts that it would probably just be someone wasting my time, because that has been my experience in the past. Often people will want Realtors to do things like run comps or show a property and then you will never hear from them again, but you spent your time and gas money for nothing, so I have done a lot of that in the past and was skeptical to say the least! If I remember correctly he wanted me to go walk a property and get some pictures of it, the property was about an hour from my house. I remember he offered to pay me for my time. Immediately I thought, well, that’s different! We proceeded with that deal and then had some conversations over the phone about working some more together as his business was expanding more into NC and that’s where I live. I could tell right away that he ran his business very differently than most real estate investment companies. He was not in the business of taking advantage of people, and that was the first thing that stuck out to me. When I began working with them we laid out some goals as to how many deals I needed to do per month in order to make a living etc, and what Rosem could commit to and they have seen to it that I am meeting those goals each month. Aaron is both professional and personable. The level of professionalism that Rosem brings to the table for such a young company is impressive to me. The thing I admire most is the incredible work ethic Aaron brings to the table, it is unmatched from anyone I’ve ever worked with before, in any industry, his passion and drive to be successful are inspiring. To work in real estate is one thing, but to create processes, procedures, and systems for others to utilize to be successful in real estate is a whole other level, and that is what Aaron has done with Rosem.
