Rosem Capital Investments LLC. is a family company owned by father and son and was founded in 2019 by Terry Washington and Aaron Washington.
The interest to get into the real estate industry for both Aaron and Terry is derived from a long-term goal of creating passive income that does not only benefit the founders but also benefits the extended family as a whole.
Since the creation of Rosem Capital Investments LLC. Aaron and Terry have completed numerous real estate transactions in the form of fix and flips, wholesale deals, land development, and the purchase of properties to hold as rentals.
The business is now poised for continued expansion into new markets such as Pittsburgh, PA (their hometown), Wilmington, NC, Fayetteville, NC, Charlotte, NC, and more.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
The road we chose to go with our business, we would consider is the road less traveled so there have been hurdles but nothing that has been insurmountable.
Some of the challenges we like other real estate investors face are an ever-changing market and working with people which always tends to be neither black nor white but grey.
When things get hot, the market reacts fiercely and when things slow down the brakes can be hit relatively quickly. As an investor and business owner, you have to be on the forefront of these trends to make sure you can direct your business to pivot as trends and market dynamics change.
When working with people, you have to understand your clients and their emotions. A lot of clients have emotional attachments to their homes and communities. Whether they grew up in a house that was their parents and are looking to sell the property generations later, or if they built the property themselves, there are usually memories that are attached to the property so you have to handle all clients and transactions sensitively and with care.
