Inspiring Conversations with Candi ‘Cc’ Smith of Smith-Parramore of Palmerhouse Properties

Today we’d like to introduce you to Candi ‘Cc’ Smith.

Hi Candi also known as ‘Cc’, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
Going into my second year of studies at the University of West Georgia, I became a Resident Assistant at their first “on campus” Apartment Community. That role sparked an interest in housing, a person’s living experience and environment, which led me to go into Leasing Professional positions off campus. I was promoted into an Assistant Property Management role with a company that would move me to Warner Robins, GA and then to Buckhead.

Once back in Atlanta, my desire to get into the Residential Sales side of Real Estate started to grow. I began to network and eventually met the ForLease and ForSaleATL Team at PalmerHouse Properties. By November 2014, I had obtained my Real Estate License and was welcomed onto the team.

From there, my career really started to unfold. When you’re new to Real Estate (and I truly mean new), your name is also ‘New’. So, you have to build your business to have an income. I immediately started marketing myself as an Agent and Relocation Specialist at every apartment community and meeting every concierge team that I could at condominiums.

As a Relocation Specialist, I assisted people who were looking for properties that were For Lease. As we’ve seen, Atlanta has been going through major growth over the last decade, and a lot of the clients I helped were Relocating to Atlanta for their job. There was a six foot tall map of Atlanta in our office; I used that to help educate a person on the different ins and outs of the city: from price points to traffic patterns and an overall vibe. Location is everything in Real Estate and if I could help a person understand the variables of a location, we could zone in on an area that would make them the happiest. This work helped me begin to build a rolodex for individuals who would later become First Time Home Buyers.

As a Realtor, I had closed my first home within two months. The family was relocating to Georgia and needed a home quickly. I worked diligently on their search, going to show homes at every opportunity I could. The experiences in Relocation were extremely helpful in my role as an agent; educating each client using the same principles.

It was the belief in me from past clients that grew my referral business. On top of the extensive coaching and encouragement of my team leads and the leaders of PalmerHouse Properties. They challenged me by putting me in positions that were NOT cookie-cutter. It was the untraditional situations and clients that needed special care and attention along with first-time situations that ultimately groomed me. With time, I became a Top Producer with PalmerHouse Properties and the Atlanta Board of Realtors.

I’m sure you wouldn’t say it’s been obstacle free, but so far would you say the journey have been a fairly smooth road?
The road hasn’t been smooth nor easy; I’ve been met with my share of challenges and learning curves. Staying on top of an ever-changing market, utilizing skills learned and not being afraid to think outside of the box. One thing I’ve learned in this industry is that you will always run into “a new” situation. No two transactions are the same. Expect the unexpected. Understand that some things are out of your control, but you can still guide your client to a solution.

Great, so let’s talk business. Can you tell our readers more about what you do and what you think sets you apart from others?
I actively assist Sellers, Buyers, and Homeowners with their Real Estate needs. Guiding individuals in Buying property whether that be for personal or investment, and I also help those who desire to Lease out their property.

Over the years, I’ve established the Smith & Parramore group with my husband (my business partner). Together we specialize in assisting clients with prepping a home to List For Sale, Home Staging, and Home Redesign to Increase Home Values. When needed, the group will also go in and help First Time Home Buyers who have purchased a home that may need a little extra care and attention to make it “Move in Ready”.

My eye for detail, approach to communication, and ability to educate really sets me apart. A property won’t sell or lease? No problem. I’ll go in – assess it, address the issue(s), offer ‘mini’ or ‘full staging’ services and voila it changes everything. It was in 2018 that I took a stab at Fully Staging an entire home for sale… Multiple offers later, I knew I had found a new niche as a Listing Agent. I was passionate about it. My aim was to create the best-selling experience possible and obtain top dollar while making sure that the home would appraise.

I love hearing and seeing clients react with joy from however we’ve assisted them. A person’s home is not just a shelter; it’s a safe place for them to be themselves, start life fresh, maybe fall in love, or even start a family. To be a part of someone finding that place really means a lot to me. That takes trust.

What matters most to you?
Family and the experiences I create for others. I say family because it’s their encouragement, support, and guidance that create a level of accountability to always do what’s right for myself and others. Their advice is always genuine and comes with the best interest at heart, along with the ability to listen objectively. They’ve helped make many aspects in life come together personally and professionally.

The experiences I create for others are important because they impact my growth as a Realtor and the continued relationships I have with those people. A lot of clients have become friends!
