

Today we’d like to introduce you to Courtney Newton.
Thanks for sharing your story with us Courtney. So, let’s start at the beginning and we can move on from there.
I got started in real estate as a backup plan. I had a difficult time finding a job because the job market was so depressed after 9/11, so I decided to go get my real estate license as a backup while I was getting my MBA. So while getting my MBA at night, I decided in Jan 2003 to try real estate out until I could find a real job. 14 years later I have built a company that I employ others, the old saying of you make plans and God laughs applies here.
Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Any company starting out will have struggles, I don’t know anyone that can say they have been in real estate prior to 2009 would say it has been smooth. The real estate downturn was probably the most difficult challenge to my perseverance, will power and faith. It was bleak, especially in 2010. I believed as long as I was working and putting in the work that the money would follow, and I still believe that. I was fortunate that I got my Certified Distressed Property Expert (CDPE) certification which was a training to properly do short sales and I began going where the market was to foreclosures and short sales. I have helped over 500 families avoid foreclosure and successfully do a short sale with their bank. You gain so much gratitude when you are working with a family that is losing their home due to medical, job loss or some other hardship. So even though the 2009-2013 was such a dark time I felt so grateful to be working and was able to grow market share, hire additional employees and build my brand. I often say making it through that market has caused my business to be forged in the fire.
Please tell us about Courtney Newton & Associates.
We are a residential real estate firm that specializes in helping our clients win in the marketplace and find the opportunity. We are known for helping clients build wealth through real estate. Our mission statement is that through real estate we improve lives and impact generations to follow. We recognize that owning real estate can change the trajectory of a family’s life, it creates wealth, retirement plan and security. One of the things that sets us apart is that we often know of listings that are no even on the market giving our clients an edge when finding the right home.
How do you think the industry will change over the next decade?
The biggest and most impactful change we are already and will continue to see over the next 5-10 years will be with interest rates. We are seeing that they are starting to rise because for so long they have been artificially depressed to support the struggling economy. Now that the market is back to 2004-2005 pricing levels we are seeing the rates start to go up to keep inflation down. As the rates continue to rise, we will see buyers being less willing to spend more on their next home or stay in homes longer because the case for upgrading will be too expensive or financially a buyer won’t be able to qualify. The days of moving every 3-5 years will go back to the pre-2006 norms of 7-9 years or potentially longer. If you think back to your parents or grandparents they would stay in homes for 15+ years and it was no big deal. As rates rise, we will see buyers really think about what they want to spend, we have many clients who are pushing themselves financially because they want to buy the best house they can get while rates are so low because this is a house they intend on staying in for 15+ years to raise their children/families in. Interest rates above all else will have the greatest impact on the industry over the next 5-10 years. This is simply a slow correction to something that we have taken for granted for so long.
