Today we’d like to introduce you to Kevin Chatham.
Kevin knew as a young man that he wanted to do more with his life than work 40 hours per week for another person. He was determined to make a much bigger impact on the world. While working a full-time job to help pay for his college education, he began learning everything he could about business. He grew up on his father’s jobsites and gained a passion for construction and real estate. After sinking his savings into a few failed ventures, Kevin decided to start investing in real estate at the age of 23. His first property was a single-family home and he quickly learned about real estate investing “in the trenches”. He started reading, talking with other investors, and learning from family members that were in the real estate industry. By 2011, he had accumulated multiple properties and it was suggested by a friend that he hire a professional property manager.
Being entrepreneurial minded, Kevin decided to start his own. With the remaining money he had in his savings account, he decided to take a leap of faith and invest it into launching his first real estate company. While sitting in his living room one evening, he began thinking about a company name. He wanted a name that would give credit to his roots and where he grew up in Cartersville, along with his love of being outdoors. He immediately thought of the Etowah River which passes Cartersville and the Etowah Indian Mounds archaeological site. That night, Blue River Property Management was born. Shortly thereafter, Kevin began learning everything he could about property management and hired his first broker, Nichole Robinson, who was introduced to him by a good friend. The two met and discussed Kevin’s vision for the new firm. Kevin’s broker agreed to join forces with him and launch the company together. Besides Kevin’s own properties, another friend of his had an investment property and became his first client. Kevin spent nights and weekends learning his property management software, marketing, sales, and all of the legal aspects involved in property management. His reputation as being one of the best property managers in the area soon spread and his firm continued to grow.
In late 2016, the firm launched its association management division in conjunction with managing residential and commercial properties. Today, Blue River Property Management manages hundreds of properties for investors all around the globe, in addition to some of the most sought after communities in Atlanta and north Georgia. In 2017, as an effort to keep the majority of the property rehabilitations and maintenance in-house, Kevin launched Superior Finishes (superiorfinishes.com) to perform both commercial and residential painting, drywall and special projects to his investors and to the general public. This company has helped keep the costs lower for investors to rehabilitate a property or get it “rent ready” after a tenant vacates.
In the spring of 2017, Kevin also launched Chatham Realty Group to serve as its sales vehicle for investors and others in Atlanta looking to buy or sale. Drawing on three generations of expertise, Kevin looks forward to the continued growth and success of his real estate ventures.
We’re always bombarded by how great it is to pursue your passion, etc. – but we’ve spoken with enough people to know that it’s not always easy. Overall, would you say things have been easy for you?
My road to success was not always smooth. With my own money and no loans from others, I used my remaining savings to found Blue River Property Management. For the first year after launching the business, I basically ran all operations of the business by myself, with some occasional help from family. Once the business began quickly expanding, I realized that I could not handle the business by myself. I eventually asked my father, Mark Chatham, to come join the firm. He’s been an instrumental part of operating and growing the business. I attribute my success to the work ethic instilled in me by both of my parents, Mark & Vickie Chatham, as a young man. Today, I enjoy working on a daily basis with my dad, along with our other staff members.

In addition, we look forward to continue adding staff to our firms in order to support our continued growth. We hope to open additional offices throughout Atlanta and beyond as we continue to expand.
