Meet Richie Torrance of Richie Rich Atlanta KW

Today we’d like to introduce you to Richie Torrance.

Richie, we appreciate you taking the time to share your story with us today. Where does your story begin?
I came to Atlanta 15 years ago to put together a music project. During that time, I took a job with a company called Promove. The job ended up changing my life. At Promove, I learned the ins and outs of real estate and became well connected to the Atlanta community. Funny enough, our music project was picked up and we were on our way to being a success. However, I wasn’t particularly enjoying the “rock star lifestyle.” It wasn’t for me. I ended up pursuing a different path in music which relocated me to Nashville working in artist development and studio production. While in the process of shifting my focus in music, I also received my real estate license to earn some extra money doing what I did at Promove. I really enjoyed the leasing side of real estate.  During my time in Nashville, I had a huge spiritual awakening which inspired a vision of a real estate firm to help fund musicians (such as myself) who truly cherished the art of making great music. This was my Big WHY.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Not easy, but definitely exciting! I operate incredibly well in stressful situations because I already know the outcome. I always tell people the front end of a breakthrough (or blessing) is a chaotic sh*tshow. Challenges are exciting, and I’m not scared to dive in headfirst. I follow the enthusiasm and the imagination. That’s where the magic happens. The main struggle has been trying to figure out a unique and authentic way to do things. I’m not one for following trends or mainstream templates. Longevity is built off an honest and creative approach. However, I’m learning it’s okay to follow business models because success leaves clues.

Thanks for sharing that. So, maybe next you can tell us a bit more about your business?
Due to my family’s background in construction and my personal experience in music production, one of my specialties is assisting people from the music industry who are looking to purchase homes ideal for building out a recording/production studio. It’s a completely different process. You’re figuring out unique aspects such as the reverberation and natural acoustics of the home as well as the finishes, school districts, etc. Due to this specific experience, we’re regularly referred to music industry professionals, which we are extremely grateful!  It ties into my philosophy: if you move towards a passion with enthusiasm, you’ll find purpose and fulfillment.

When it comes to listings, we have an in-house videography marketing team which has a Grammy-nominated musician as one of our main writers. We also have a writer from Warner Brothers who oversees our production. In addition, we offer music video commercials for our listings, which is a lot of fun!  Our marketing approach is incredibly unique, and we always create multiple offer scenarios. People think you can simply slap a sign in the yard and a bidding war will begin. I disagree.  From my experience you must understand how to market the specific property you’re selling.  We’ve been hired on expired properties and FSBO’s that had no traction.  We were able to generate multiple offer scenarios for our sellers based off our marketing. There’s a skillset to marketing.

Aside from real estate, I’m involved in building an outreach program with my church (Rock Church of Atlanta) that helps people who struggle with anxiety, depression, drugs and alcohol. We help get them back to their core and passion, living out their spiritual gifts and purpose.  My Big WHY has become a reality and we’re starting to fund music projects as well, which is so exciting!
