Today we’d like to introduce you to Yushan Liu and Eric Xue.
Yushan and Eric, please share your story with us. How did you get to where you are today?
Dezhu US is a real estate developer located in Norcross, GA. The company was founded in 2013 with only a few employees and partners to start with. In 2017, we developed our first townhouse project, Riverside Park and was sold out in three months. Since then, the company has been growing at a rapid speed and in 2016, we had our own construction team, Powerbuild Construction, and our own architecture team ATL Architects. Now, we are one of the top real estate developers in Georgia and we have 15 projects in progress this year. Our project portfolio includes condominiums, apartments, mixed-use building (hotels, retail, apartment, and garage), townhouses as well as single-family houses.
A lot of people have questioned how we got to where we are today, especially as a real estate company founded by Chinese. And we have no secret but use our diligence, honesty and quality to always deliver the best products to our customers. Lack of expertise in the American real estate market has given us many obstacles at the very beginning, yet overcoming hardships has enabled us to familiarize the market and, eventually, become a leader in our field. We will continue to maintain our beliefs and mission and develop luxury yet affordable housing to all.
Has it been a smooth road?
One of our struggles was understanding the American markets. American buyers have different habits and preferences than Chinese buyers, and the whole American purchasing process differs drastically from the Chinese one. For example, in China, because there are so many people and relatively few housing, people are used to pre-sale before the project is finished. However, we learned that American buyers usually like to see the finished product before they make a buying decision. We learned this from our first project Riverside Park when only two months left before closing we haven’t sold any of the units. At that time, we questioned ourselves and wondered whether we should still keep the project going, or whether we should adjust our project. Eventually, we decided not to quit and after the project was finished, it was sold out quickly.
So, as you know, we’re impressed with Dezhu US – tell our readers more, for example what you’re most proud of as a company and what sets you apart from others.
We are a real estate developer located in Norcross, Georgia. This year we have 15 projects in progress, including condominiums, single-family houses, townhouses, mixed-use building and apartments. We are known for the prime locations of our projects, as we have ten projects located in midtown and downtown Atlanta. The hotel portion of our mixed-use building Castleberry Park installed the largest LED screen in Georgia and is right next to the Mercedes-benz stadium. It will be the next new landmark of Atlanta when the hotel opens in the next few months. We are also known for designing the best investment real estate projects in Atlanta, Georgia. Our J5 condominium and 126 Renaissance condominium projects are located in midtown Atlanta and are all good for investment. 126 is specially designed to provide young professionals affordable living.
As a member, I am most proud of the philanthropic aspect of our company. In the recent COVID-19 pandemic, we have donated hundreds of masks to our home country China first, and recently we donated protective suits and masks to local hospitals to support America as well.
Let’s touch on your thoughts about our city – what do you like the most and least?
I like the best of our city is that it has a comfortable temperature all year round and is booming. There are a number of large companies designating Atlanta as their next headquarters, showing that a lot of people have confidence in Atlanta’s potential. Maybe a thing this city could change is to have more public transport system. Public transport system like MARTA is good for connecting cities and let the state grow together.
