Today we’d like to introduce you to Letrice Gholson.
Hi Letrice, so excited to have you on the platform. So before we get into questions about your work-life, maybe you can bring our readers up to speed on your story and how you got to where you are today?
I have been an entrepreneur and real estate investor in Atlanta since 2011. I began working with Investors to identify distressed properties as a wholesaler. I began pursuing my real estate license in 2015 to develop my business and become a resource for my investors to relist their beautifully renovated properties. So, I had an eye for the Revitalization trend in Atlanta over ten years ago.
As I began to observe the wave of renovations and new construction developments, my passion for Atlanta’s new character and architectural footprint grew. Since I earned my license in 2016, I have continued to work mostly behind the scenes with investors to identify deals, advise on staging and redesign, as well as relist renovation projects.
Through that entry, I have developed valuable resources to serve the needs of Sellers and unique marketing plans to identify qualified Buyers with fewer days on the market. This year, I launched my real estate team, Unlock Atlanta Luxury Real Estate Sales, changing my focus from helping investors, but to the perspective of helping Sellers and Buyers think of Homeownership as the basis of a healthy financial portfolio- encouraging them to build wealth by Investing in Homeownership in a flourishing city like Atlanta.
Unlock Atlanta Luxury Real Estate is a boutique real estate firm incepted this year to provide a luxury full-service real estate sales experience for my buyers and sellers, no matter their price point. My business is affiliated with the Institute of Luxury Home Marketing, which means that we have the tools and access to assist affluent Buyers and Sellers of high-end properties to sell with fewer days on the market by implementing customized luxury marketing techniques. My vision is to help sellers and buyers level up and unlock a new lifestyle by investing in Real Estate in this growing city that I am proud to call home.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
One of my obstacles has been working with fickle investors looking for bargain basement deals. I found it increasingly difficult to work for investors the more I realized how uninformed Sellers were about the rising property values in Atlanta, hence the controversial local topic of gentrification. While I see the beauty of economic growth and change, I found that I needed to represent more Sellers to keep them educated and empowered on how to use their equity to build their financial profile. Moreover, I find purpose in helping others.
So as a Realtor, my ethical obligation is to educate with expertise, loyalty, and service. I want my Sellers to capitalize the same ways that Investors do whether their property is distressed or nearly market-ready. I always advise Sellers not to take the first cash offer because I have the professional Distinction to offer my clients advice on a redesign with pay-at-close* Contractors, a service that helps my eligible clients to maximize their equity position and market readiness in order to receive the highest and best offer for their property.
Instead of structuring deals with investors that incentivized fast cash for properties, I offer Sellers my expertise as an International Staging and Redesign Professional to help them repair and redesign and stage their homes to attract today’s buyer.
