Hidden Gems: Meet Dr. Eric Packer of EPAC PROPERTY MGMT, LLC

Today we’d like to introduce you to Dr. Eric Packer.

Hi Dr. Eric, so excited to have you with us today. What can you tell us about your story?
My story is lengthy but for brevity I will say that I always wanted to be my own boss. While I had no concept of the word at the time, entrepreneurship has been central to my life since I was kid. My parents always discovered or created alternative jobs to make extra money. They both had jobs and worked hard, but unfortunately, their incomes failed to elevate us from impoverished conditions. Hearing their stories about being unnoticed, underappreciated, and undervalued by their employers instilled within me that being my own boss was going to be the best option for me. However, the journey to get here has been long and arduous because I have worked in basically ever industry including construction, logistics, janitorial, and more. I finally made a career in the sales industry where I worked for over 30 years. The true inception of Epac Property Management occurred in 2003 when my mother and I rented our first property. The original concept of the company centered around purchasing and renting homes in underserved communities where home displacements occurred often. However, I eventually realized that I was only noticing the consequences and not the cause of the problems. As a full-time caregiver of my 90 year-old mother, I have initimate knowledge of the many challenges facing our elders, and property managment is perhaps one of their largest challenges to overcome. Children often leave their communities in search for greater opportunities but unfortunately leave their parents without the necessary support to survive and preserve generational wealth through home ownership. Local governments focus on tax collections, and in many communities seize homeowners’ properties when they fail to pay property taxes or adhere to local housing codes. I finally realized that some cases of homelessness and property vacancies could be mitigated if homeowners in those communities received the overall assistance they needed. Consequently, through this developed understanding, I created the most recent iteration of Epac Property Mgmt, LLC where we offer a full range of services for residential and business property owners. Though Epac Property Mgmt, LLC has evolved from its inception date, the core Spirit of the company is unchanged. Our primary focus remains on service, specifically adding more to the community than we take from the community. Regardless of the types of property, every community benefits and experience higher valuations when structures have been professionally washed, cleaned, and maintained. We work through the lens of our customers to create first class experiences, and we work hard to ensure that our customers are completely satisfied.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
No, the journey to get here has not been smooth, but the lessons learned along the way have been worth every sacrifice. Like many business owners, particularly first generation business owners, our first challenge was understanding the tenets of successful business owners. For example, I learned the hard way that personal and business relationships typically lead to hurt feelings and empty pockets. Although, I had an established contract in place for our first tenant, we behaved more like friends than business owners and failed to have the tenant to sign the contract. Therefore we could not legally evict, even after the tenant had created over $6,000 in property damages, and had not paid rent. In addition to unpaid rent, court filing fees, and costs associated with having the tenant’s cars removed, total expenses exceeded $8,000. That was an expensive lesson, but one that I will never forget.

Thanks for sharing that. So, maybe next you can tell us a bit more about your business?
Epac Property Mgmt, LLC is a professional cleaning company primarily operated by my son and I. Our project manager has played an integral role in helping us evolve to our current status, and one of my daughters has helped with our social media presence. Working in the business community for several decades, I noticed the shortcuts taken by many cleaning companies and I noticed the amount of production time lost because team members were either losing time as they stood around complaining about spider webs hanging in clear view, or they lost productivity by actually cleaning the offices themselves. Furthermore, negative experiences with home cleaning companies convinced me that they placed more emphasis on their compensation than their performance. Epac Property Mgmt, LLC separate from other cleaning companies by viewing every job through the lens of the customer. Whether we are cleaning an office, a home, or an automobile, we believe that every customer desires to have their properties restored to new and we make every attempt to accomplish their desires.

At a micro level, what we do is clean properties, i.e., commercial, office spaces, residential, and automobiles. Conversely, at a macro level, we create stress-reducing, productivity-increasing environments. Researchers of one study found a correlation between cleanliness and increased psychological and physical well-being of individuals. In another study researchers found that 80% of study participants reported feeling more relaxed, 60% felt less stressed, and 72% felt more productive being in a clean space. Most people can relate to euphoric feelings after having their vehicle cleaned, and interestingly, clean vehicles always seem to drive better. At Epac Property Mgmt, LLC, we attempt to enhance the quality of lives of our customers through cleaning, whether at work, home, or in their vehicles.

Our services include post-commercial cleaning of business and residential properties for builders, homeowners, and investors. We specialize in interior cleaning solutions, but we also provide exterior pressure washing services for buildings, homes, driveways, walkways, garages, and decks. Additionally, we provide window cleaning solutions that help renew old, dirty, and stained window pains. We offer room packages for our budget-friendly residential customers and whole-house packages for our most detailed residential customers. As for our automotive customers, our services range from general wash packages to detailed cleaning packages that may require cure time for some of the products. We want to be the one-stop cleaning company for our customers by providing solutions for all of their cleaning needs. So maybe we end on discussing what matters most to you and why?
I grew up in an era when Corporate Social Responsibility became the central focus for Fortune 500 companies. That was an era when corporate leaders implemented strategies to prove they cared as much about consumers as transactions. Unfortunately, current business philosophies appear centrally focused on profits with no regard for the impact on the community. Providing excellent cleaning services to every customer while doing our best to take care of the environment is what matters most to me, because we want to be equally profitable in financial and human capital! At Epac Property Mgmt, LLC, we intentionally seek products and supplies that have minimal negative impact on the environment. Our people-first, eco-friendly philosophy has positioned us to have over 80% eco-friendly cleaning supplies and equipment. I look forward to the day when we can improve and boast about being 100% eco-friendly, but in the interim, we want to perform our part in increasing property values in every community we operate.
