Story & Lesson Highlights with Nikita Garland of Buckhead

Nikita Garland shared their story and experiences with us recently and you can find our conversation below.

Good morning Nikita , we’re so happy to have you here with us and we’d love to explore your story and how you think about life and legacy and so much more. So let’s start with a question we often ask: When was the last time you felt true joy?
The last time I felt pure joy was during my 50th birthday celebration. I was surrounded by my friends and family, and we spent the entire weekend celebrating together. It wasn’t just about turning 50—it was about feeling so much love, laughter, and gratitude in one place. It was truly unforgettable.

Can you briefly introduce yourself and share what makes you or your brand unique?
My name is Nikita Garland, and I’m a Real Estate Associate Broker with Coldwell Banker, and I also own my own company—Upscale Living Realty—under the Coldwell Banker brand. I specialize in helping clients find not just a house, but a home—whether they’re first-time buyers, relocating, or searching for their forever property. What makes my brand unique is the personal touch I bring, treating every transaction as if it were my own and building genuine, lasting relationships. My journey in real estate started with a passion for helping people navigate life-changing decisions, and that still drives me today. Right now, I’m focused on growing Upscale Living Realty, connecting with more clients, and making the buying or selling process as smooth and stress-free as possible.”

Okay, so here’s a deep one: Who taught you the most about work?
The people who have taught me the most about work are my clients. Representing them has taught me so much—about different cultures, the many phases of life, and the tough decisions people have to make to keep moving forward. I’ve seen it all, from moments of pure joy to moments of resilience, and every experience has shaped me in the best way—both as a person and as a broker.

What did suffering teach you that success never could?
Suffering taught me resilience and empathy in a way success never could. When you go through challenges, you learn how strong you really are, and you start to see other people’s struggles with more compassion. Success feels great, but it doesn’t push you to grow the way hardship does—it’s the hard seasons that truly shape your character and prepare you for the next chapter.”

Alright, so if you are open to it, let’s explore some philosophical questions that touch on your values and worldview. Is the public version of you the real you?
Yes—the public version of me is the real me. What you see is what you get. I’m the same person whether I’m at a closing table, with my friends and family, or meeting new people. I believe in being authentic in every space, because real connections only happen when you show up as yourself.

Thank you so much for all of your openness so far. Maybe we can close with a future oriented question. When do you feel most at peace?
I feel most at peace when I know I’ve done my best for the day—when I’m at home, reflecting, and can honestly say I gave it my all. That’s when I can truly exhale and feel a sense of calm.
